    Documents required for Registration of POA (For Transfer of Property POA is mandatory)

    1. Stamp Paper Receipt (ask Vendor) or purchase online: at: http://www.igrmaharashtra.gov.in/. Stamp Duty amount is auto calculated after filling the form. For any property related document registration do in property Eregistration menu only

    2. Registration Fee is Rs.100 or 500

    3. POA Donor and Donee and 2 Witnesses: PAN Card, aadhaar and Photo

    4. Cost to be paid online 20 Rs per Page plus extra 6 pages (to be added) pay on GRAS site: Document Handling Fee and Registration Fee of Rs. 100 for POA

    5. Data Entry has to be done by self online at http://www.igrmaharashtra.gov.in/ - PDE (Public Data Entry)

    6. USER ID will be : First name followed by day and month of birth: Eg: ArvinD2602

    GENERAL POWER OF ATTORNEY

     

    TO ALL TO WHOM THESE PRESENTS SHALL COME, I, MR. RONNIE MALCOLM SEYMOUR, (CTKPS0185H) aged about 36 years, an adult, Indian Inhabitant of Mumbai, residing at 1102,SoniSarovar Tower, Gorai Road, Near Sailee School Old M.H.B. Colony Borivali West Mumbai Maharashtra 400091, SEND GREETINGS:-

     

    WHEREAS:

    1. I am desirous of selling my Flat No.403, 4th Floor Upkram Co. Op. Housing Society, Plot No 45, RSC No 48, Gorai -2, Borivali West, Mumbai 400092 (hereinafter referred to as “the said Flat”) and more particularly described in the Schedule hereunder

     

    1. I am now desirous of appointing Mrs. Melvet Seymour (BBIPD7395D) my wife, aged about 30 years, an adult, Indian Inhabitant of Mumbai, residing at 1102, Soni Sarovar Tower, Gorai Road, Old M.H.B. Colony, Sailee School Borivali West Mumbai Maharashtra 400091, as my true and lawful Attorney to do and perform in my names and on my behalf and for me to do execute and perform all or any of the following acts, deeds, matters and things in respect of the said Flat

     

     

     

     

    NOW KNOW YE ALL AND THESE PRESENTS WITNESSTH that I, Mr. Ronnie Malcolm Seymour (CTKPS0185H), do hereby nominate, constitute and appoint Mrs. Melvet Seymour (BBIPD7395D) my wife as to be my true and lawful Attorney to act for me on my name and my behalf and to do the following acts and thingsin respect of the said Flat only (and not for any other purpose), in which I am interested;

     

    1. To present the agreement for sale, correction, cancellation, lease, assignment, supplementary agreement of the said flat or any other document executed by me for registration, admit execution or otherwise to be registered and/or perfected by any agreement, correction, cancellation, lease, assignments or surrender or other instruments and assurances which may be executed and signed by me
    2. To apply for certified copy, receive the certified copy and also receive back the registered documents in respect thereof and for the same sign all forms, applications etc.
    3. This Power of Attorney is revocable and can be revoke at any time giving notice to the Attorney

     

    1. TO PRESENT and lodge the Agreement for Sale in respect of the said Flat for registration before the Office of the Sub-registrar at Borivali or any other place  and to admit execution of the Agreement for Sale and to do all acts and things necessary for effectively registering the said Agreement for Sale/ sale agreement.
    2. TO APPROACH and enter into correspondence with the said flat’s housing society, its office bearers, members, staff, employees and all other persons for the purpose of submitting applications, writings, documents, letters, forms, performa/s, declarations, indemnity, undertakings, affidavits etc., that may be required in my name and on my behalf as also to sign, execute and deliver all and what so ever forms and deeds and documents including affidavit and undertakings as may be required from time to time in relation to the said Flat.

     

    1. TO Receive payments of installments in respect of the said Flat

     

    1. TO give possession of the said Flat to the Purchasersafter the entire payment as per the agreement is received

     

    1. TO MAKE necessary application to the Registrar, Collector, Tahsildar, BMC, Electric Supply Authority, Rationing Authority or any other competent authority or any appropriate authorities concerned for the purpose of registering the sale of the said Flat

     

    1. TO REPRESENT ME before the concerned authorities in the Office of the Registrar and/or any other competent authority, to carry on correspondence, including, to take all necessary permission as may be required for and to take all the steps for any of the purpose mentioned herein, to represent me and to sign execute necessary deeds documents forms etc. for the same.

     

    1. TO APPEAR and represent me before the Office of the Sub-Registrar of Assurances at Borivali, Goregaon, Bandra, Mumbai and/or at such other places as may be required in law and lodge and receive the registered documents i.e. Agreement for Sale, Supplementary Agreement, Rectification Deed, Deed of Cancellation and any other deed/s in connection thereto and also affidavits, undertakings, Indemnity bond declaration and/or such other documents/writings and complete all the necessary formalities of Registration on my behalf and in my name including signing before the Sub Registrar of Assurances.

               

     

    1. TO NEGOTIATE deal with and sale transfer and assign all my 100% share right title and interest in respect of the said Flat in favour of the prospective purchasers/transferees as my Attorney may deem fit and proper and to receive and appropriate the considerations so received from the said prospective purchasers/transferees and including to sign, execute and deliver the forms and undertakings and or any other documents whatsoever that may be required for transferring the said shares in the name of the prospective purchasers/transferees after receipt of the entire considerations as may be agreed by my Attorney and to hand over the legal vacant and peaceful possession of the said Flat along with the original documents in respect of the said Flat to the said prospective purchasers/transferees.

     

    1. TO REPRESENT me before Mumbai Municipal Corporation and/or any Government and/or Semi Government Authorities, including, to take any Permission, Order of otherwise as may be required, for any of the purpose mentioned under this Power of Attorney.

     

    1. TO REPRESENT me before Police and/or any Indian Administrative forces and/or Government and/or Semi Government Authorities, including, to take any Permission, Order of otherwise as may be required, for any of the purpose mentioned under this Power of Attorney.

     

    1. TO COMMENCE file and prosecute any action, file FIR, Complaint and  or other proceedings at law against any person or persons in respect of any of the matters or things relating to the said Flat and defend any actions, Complaints or other proceedings, commenced or to be commenced against me or whereunto I shall be party before Police and/or any Indian Administrative forces and/or Government and/or Semi Government Authorities, including, to take any Permission, Order of otherwise as may be required, for any of the purpose mentioned under this Power of Attorney.

     

    1. TO APPEAR  in any Court or Courts, Magistrate, Judge, or before any other authorities including the Municipal Corporation and any other Government Officer Collector Mamlatdar or any other authorities.

     

    1. TO APPROACH and enter into correspondence with the Tata Power/Reliance Energy for Transfer and/or surrender of Electricity Meter, Water Meter, MTNL connections etc. installed at the said Flat and/or Common organization & for the purpose to sign all paper writings etc.

     

    1. TO APPROACH and enter into correspondence with the Mahanagar Gas for Transfer and/or surrender of Gas Meter and connections etc. installed at the said Flat and/or Common organization& for the purpose to sign all paper writings etc.

     

    1. TO ATTEND the annual and/or Special General Body Meeting of the said Common organization and all other meetings of the Common organization and to give vote in such meeting on my behalf as required under this POA

     

    1. TO SIGN and execute all applications, forms, declarations, undertakings indemnities or any other document by whatever name called as may be required for the purposes mentioned within.

     

     

    1. TO ACT, appear sign, execute and argue for me and on my behalf in respect of the said Flat and any other authority as the case may be, its officer bearers and all other relevant authorities for the purpose enjoying the said Flat.

     

    1. TO SIGN & execute all the forms and writings that may be required by and obtain the share certificate as and when transferred and to do all things and matters related thereto.

     

    1. TO COMMENCE file and prosecute any action, peti­tions/appeals, suits or other proceedings at law against any person or persons in respect of any of the matters or things relating to the said Flat and to appear to and defend any actions, suit or other proceedings, commenced or to be commenced against us or whereunto I shall be party and also if the said Attorney shall think fit to compromise any litigation, sign and execute consent terms and to submit such consent terms and/or compromise in any litigation in the Court of law refer to arbitration, submit to Judgment, or order in any litigation discontinue  or become non-suited in any such actions, suits or proceedings as aforesaid and also to accept services of writ of summons, notices or other proceedings that may be served upon me and to issue notice, writ of summons, letter of request, Rule Nisi, or any other legal proceedings and to serve upon the party as may be required and to appear and repre­sent any Court of Justice.

     

    1. TO ACCEPT service of any writ, summons or other legal process or notice and to appear in all proceeding therein including Appeals there from and to represent in any Court including the Co-operative Court and before all Magistrates judicial, revenue or other officers and Tribunals, the Registrar of Societies, etc., whatsoever as by the Attorney shall be thought advisable and to commence any suit action or other proceedings in any Court of justice and before any public officer or Tribunal in respect of the said shares and the said Flat whatsoever and the same action suit or proceedings to prosecute or discontinue or become non-suit therein if the Attorney shall see cause and also to take such other lawful ways and means including proceedings in execution, distress, distrait and the like touching or concerning or otherwise in respect of the said Flat and also to appoint pleaders, advocates, solicitors, and legal advisers to prosecute or defend in the said Flat aforesaid or any of them to remove and other or others to appoint in their place and to pay them such fees and remuneration as the Attorney shall think fit or be advised And for all or any of the purposes aforesaid to sign execute deliver file all necessary Vakalatnamas, Warrants of Attorney, plaints, petitions, applications, defenses, statements accounts, Declarations, affidavits and other documents papers and writings as may be required by my Attorney.

     

    1. For any of the aforesaid purposes, to sign and execute all letters, correspondence, writings, documents, deeds of confirmation, deed of rectification, forms, proformas, undertakings, declarations, affidavits, indemnities or any other writing by whatever name called as may be found necessary by my said Attorney.

     

    1. TO LET, sublet, grant on Leave and License basis or lease the said Flat to any such person/s from month to month or for any term or terms of years and upon such conditions as the said Attorney shall think fit and to collect the compensations, License fees, deposits and any other charges from such Persons/s, Licensee/s etc. as the case may be in my name and on my behalf and to sign the receipts thereof and discharge the same.

     

    1. TO SIGN and present and lodge and admit for execution the Leave and License Agreements as stated hereinabove in respect of the said Flat or any part thereof in favour of any person or persons and to lodge the said documents for registration and admit execution thereof and to take all the steps for effective registration of all such documents.

     

    1. TO DECLARE and affirm plaints, written state­ments, applications, petitions, affidavits and other necessary documents and to appear before any Judge, Court, Judiciary and Non-Judiciary Enquiry Magistrate or other Officer, empowered by law to hear any suit or proceedings or any other inquiry relating to any of the matters relating to us or in which I may be interested and also to accept writ of summons, process, notices, sign vakalatnama, authority letters, etc.

     

    1. TO PRESENT and lodge in the office of the Sub-Registrar of Assurances at such places as may be required in law and to admit execution of the Agreement for sale, Power of Attorney/s, with respect of the said Flat and/or any and every part thereof, Supplementary Agreement/s, Rectification Deed/s, Deed of Cancellation/s and any other deed/s in connection thereto with the intended purchaser/s executed by me in my personal capacity and/or on behalf of me as also affidavits, undertakings, Indemnity bond declaration and/or such other documents/writings required to be given or executed in favor of the local authority for with respect of the said Flat and to do all acts, deeds and things necessary for effectively registering the Gift Deed and/or any of the documents, writings in connection thereto.

     

    1. TO APPEAR and represent before the Office of the Sub-Registrar of Assurances at Borivali, Goregaon, Bandra, Mumbai and/or at such other places as may be required in law and lodge and receive the registered documents i.e. Agreement for sale, Rectification Deed, Deed of Cancellation and any other deed/s in connection thereto and also affidavits, undertakings, Indemnity bond declaration and/or such other documents/writings and complete all the necessary formalities of Registration on our behalf and in our names including signing before the Sub Registrar of Assurances.

     

    1. To open and/or operate upon any of my bank account or accounts either joint or several, including current, savings fixed deposits and overdraft accounts in any Bank, Corporation, Private or Public Company , either in the name of myself or in the name of my said Attorney either alone or jointly with any other person or persons, and from time to time withdraw moneys from any one or all such accounts (either now existing or to be opened hereafter by me or on my behalf in my name by my said attorney) AND FOR THAT and like purpose  to sign and endorse such receipts, cheques, dividends, warrants, interest-warrants, documents payable to me either in my own name and/or in my any other capacity either jointly and/or severally and to draw, accept, endorse and/or otherwise deal with any negotiable instrument or mercantile document  and to handle any of such cheques, negotiable instruments etc., for collection in any of such accounts and to withdraw from such accounts or from one or more of such accounts as my said Attorney may deem fit and proper and to sign and execute all contracts, transfers, assignments, deeds, documents transfer deeds, receipts, orders, vouchers and instruments whatsoever or of whatsoever nature securities, shares, etc and to withdraw the same or any of them from time to time and/or deposit as my said Attorney may in his absolute discretion shall think fit and/or necessary and to sign and endorse any such cheques, documents or instruments of whatever nature to and which I may be entitled to and which now or hereafter may stand, either in my name and/or in any other capacity whatsoever which may be payable to me or to which my endorsement or signature may be necessary or required.

     

    1. To open and operate new accounts of any nature mentioned in clause 32 above and to operate and act on the same or any of them in any manner whatsoever as indicated or provided in the said clause 32.

     

    1. It is my intention as the donor of this Power of Attorney that the said clause 32 shall be given the widest possible interpretation and meaning and shall be deemed to give my said Attorney all possible powers and authorities to him as my said Attorney without any restrictions whatsoever so that he can exercise all powers, authority and discretion as I myself can do.

     

    1. To endorse and negotiate cheques, bills of exchange, dividend and interest warrants and negotiable instruments payable to me either singly or jointly with any other person or persons and to execute on my behalf all transfers, assignments, deeds and instruments whatsoever and to sign in my name for the purpose.

     

    1. For all or any of the purposes aforesaid for me and in my name to act and execute all such Documents, declarations, affidavits, bonds, guarantees, indemnities and covenants as my attorney may deem necessary, expedient or proper.

     

    1. To settle any account or reckoning whatsoever wherein I am now or at any time hereafter shall be in any wise  be interested or concerned with any person whomsoever, and to pay or receive the balance  thereof  as the case may be.

     

    1. To negotiate, adjust, settle, compromise or submit to Arbitration any accounts, debts, claims and demands, disputes and matters touching any of the matters aforesaid, or any other which are now subsisting or may hereafter arise between me and any other person or persons or between my said Attorney and any other person or persons.

     

    1. TO MAKE any applications to the Builder/Promoter/Developer, Common organization or any other body of persons, Tehsildar, Mamlatdar, Collector, Revenue Authorities, Municipali­ty,  Government of Maharashtra and all other public and semi public authorities or such other Authorities as may be necessary and required for any purpose/s and do all the things as may be necessary for any purposes.

     

    1. TO PAY the necessary charges, Deposits, Assess­ments and apply for the Refund thereof as the said Attorney may think fit and proper;

     

    1. TO APPEAR before the Sub-Registrar of Assurances and lodge the aforesaid documents for registration and admit execution thereof. 

     

    1. I hereby authorize and empower my said Attorney to sign execute and submit all and whatsoever forms and other writings including my income tax returns and other deeds and documents including the statements and clarifications etc as may be required to be filed before the income tax and all other revenue authorities on my behalf and to appoint the consultants and professionals as may be required in connection thereto.

     

    1. My Attorney is hereby authorized and empower to receive and collect all and whatsoever correspondences that may be received in my name via post, courier, hand delivery and/or otherwise as the case may be.

     

    1. IN GENERAL to do all other acts, deeds, matters and things whatsoever in or about the said Flat only and all affairs herein either particularly or generally described as amply and effectively to all intents and purposes as I could do in my own proper person in respect of the shares and/or the said Flat.

     

    1. And I hereby for myself, my heirs, executors and administrators agree and undertake to ratify and confirm all and whatsoever my said Attorney shall lawfully do or caused to be done by virtue of these powers hereby given and same shall be binding on me and shall be in full force and effect.

     

     

    1. The Attorney holder herein shall act as an agent to the principal (i.e. me) and render the true accounts of in respect of the said Flat and the deeds and documents that may have been signed and executed by my Attorney from time to time and as and when demanded by me.
